1st If you want to sell your property in Spain, our real estate agency can help you find a buyer as soon as possible. They will list your property on the best real estate portals and the most powerful search engines to ensure the overall success of the operation.

2nd Once you have reached a sales agreement with the buyer, we will take care of everything else. We will prepare all the necessary documentation for the property transfer to proceed. This begins with drafting a sales contract that always safeguards your interests.

3rd We will obtain a copy of the property tax receipt (IBI), Energy Efficiency Certificate, Second Occupancy Responsible Declaration, Community of Owners Certificate, a copy of your purchase deed, as well as some utility bills (electricity and water) so that the buyer can transfer the services to their name.

4th It is essential to consider that certain deductions must be applied to the sale price you, as the seller, have set. These deductions will reduce the final payment made to you:

– Model 211, if you are a non-resident.

– Current year’s IBI (property tax).

– Outstanding utility bills (water and electricity).

– Pending fees and taxes.

5th Notary signing assistance. When all the documentation is ready, we will send it to the notary and set a date for signing the sales deed.

We will assist you, translate all legal documents, and address your questions. If you prefer, we can handle all of this through a power of attorney.

6th Once all notarial procedures are completed, if you are a Non-Resident and have paid the 3%, we will manage your taxes and request the full or partial refund of that withholding.

7th If you wish, we can also advise you on the mortgage loan cancellation, appraisal certificate, or any other process required to complete the sale of your property.
