Once you have selected the property, we will examine its legal status, checking for any charges, liens, or hidden defects.

From there, we will prepare the sales contract. To do this, we will negotiate and liaise with the sellers and their lawyers, always seeking to benefit our clients and safeguard their interests.

To complete the purchase, we will obtain for our clients:

    • Your N.I.E. (Tax Identification Number)
    • We will open a bank account in Spain for you.
    • We will obtain the Power of Attorney

Once all these steps are completed, you will need to go to the Notary’s office to sign the deed of sale. A member of our team will attend on your behalf if you have granted us power of attorney. This way, we will handle all the procedures on your behalf, saving you time.

If you decide to go to the Notary’s office to sign the deed of sale in person, we will provide you with comprehensive assistance, translating all documents, answering your questions, and assisting you throughout the process.

Once the entire process regarding the notarial deed is completed, we will collect the original deeds from the Notary’s office and then prepare the necessary taxes for payment. Finally, we will register the sale along with the associated taxes in the Property Registry.

Simultaneously, we will transfer the utility accounts (electricity and water) into your name.

To conclude, we will retrieve the original deed from the Property Registry and prepare all the documentation for you with the main goal of allowing you to simply enjoy your new property in Spain without worrying about the tedious paperwork.
